The villa is located in Tuscan Hills, which is a new development situated just south of the intersection between Highway 27 and the 192. It is a gated community that offers an ideal base with the Walt Disney World resort just a 8 minute drive away, as well as shopping facilities and restaurants only a few yards down the road.

Family Room - The family room is located at the center of the property. It has a large set of patio doors leading out onto the pool deck and all four of the villas bedrooms lead off from this room, making it the central hub of the house. 

The room is furnished with a reclining rocker chair and two large sofas, one of which can be easily converted into a queen sized bed. There is also an abundance of table space and lighting.

For your entertainment the room has a 42" Widescreen television with cable tv, DVD player, Video player and CD player.

Dining Room - The dining room can be found at the very front of the property. It adjoins the kitchen and has a large bay window which floods the area with natural light.

The room contains a large wooden dining table and eight chairs, and would be ideal for both formal and informal meals.

Games Room - To add to your enjoyment we have converted our two car garage into a fun Games Room. The room features a  pool table, an air hockey table, table football and an electronic dartboard. A PlayStation2 games console with TV connected and a selection of games is also available in this room.  

Additionally, the clubhouse at Tuscan Hills also features a Games room with a pool table, air hockey table and table football. There is also a fully equipped gym complete with a running machine, cross trainer, exercise bike and multi-gym, and outside the clubhouse is a tennis court, sand volleyball court and a children's play area. All these amenities are available for you to use at no extra cost.

Even though we have converted the garage, the villa still has a wide driveway which can easily accommodate two large vehicles side by side.

Kitchen - The modern fully fitted kitchen comes complete with every modern convenience, including a cooker, microwave, American style fridge/freezer/ice machine, dishwasher, toaster, kettle and coffee machine. There is also a good selection of cutlery and crockery (including plastic dishes and glasses for when dining by the pool area). The only thing you need to provide is the food!

Laundry Area - Should you wish to do any laundry, we have a high capacity washing machine, tumble drier, iron and ironing board located in the laundry room. This room can be found opposite the Kitchen and also allows internal access to the homes two car garage (now converted to a games room).

Pool/Spa Area - The villa has its own private 26ft x 13ft pool and spa located at the rear of the property. It is surrounded by a large patio  and includes a covered Lanai with ceiling fan should you prefer to sit in the shade. It is furnished with chairs, a table and a number of sun loungers, allowing you to sit around and enjoy a cool glass of wine, dine al fresco or just lie back and work on topping up that tan.

The pool area is south facing which gives the added advantage of being in the sunshine all day, but if you find the pool or spa a little cool for your liking, it can be fully heated at an additional charge (recommended from October to March). The luxurious raised spa is a great way to relax and is able to accommodate up to four people at once. Not a bad way to discuss tomorrow's adventures!

The pool deck is fully screened which helps to keep the pool clean and the wildlife out, and it does not affect your tan in any way. The pool is serviced regularly so you can be sure it is clean and safe to swim in.      

Should young children be staying at the villa, for your peace of mind the pool has a safety fence which can easily be taken down or put in place in under a minute. For your safety and comfort we have provided a selection of unbreakable glasses and tableware for use around the pool deck area.

Bedrooms - The villa contains four large bedrooms and a queen sized sofa bed, allowing up to 10 adults to sleep comfortably. 

Two of the bedrooms are master suites complete with en-suite bathrooms and two are twin rooms each with two single beds. All the bedding is provided and the beds are made with clean linen before you arrive. Extra bedding is provided should you need it. 

The villa has air-conditioning and heating throughout, so will remain at a constant cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep.

• Master Suite 1 – The homes first master bedroom can be found at the rear of the property and has its own private access out onto the pool deck. It contains a queen sized bed and has its own en suite bathroom which contains a large tub/bath, spacious walk-in shower, twin basins and vanity mirrors, a separate toilet and a large walk-in closet. The suite also has its own television with cable TV, hairdryer, clock radio and a cooling ceiling fan.
• Master Suite 2- The second master suite is also located at the rear of the property but is on the opposite side of the villa. It has a fantastic Queen sized bed and a en-suite bathroom complete with a basin, vanity mirror, WC, and a bath/shower unit. Ample storage space is provided by a built in closet and drawers. The suite also has its own television with cable TV, and direct access out onto the pool deck via the bathroom.
• Twin Bedrooms 3 & 4 - Bedrooms 3 and 4 each contain two single beds. They are located side by side and conveniently in the same hallway as these two rooms is the homes family bathroom which features a basin, vanity mirror, WC, and a bath/shower unit. Both rooms each have a built in closet and drawers, and a television with cable TV.
